OKINAWA Boutique Residence is the first building in Bulgaria to be built entirely according to the rules of the Healthy Building Concept system in the design and construction of residential buildings. Thanks to special materials and technological solutions, a high level of protected atmosphere in the home is achieved - the place where we spend most of our lives.
The challenges of ensuring a healthy living environment in today's overcrowded and polluted megacities are enormous. Our capital Sofia is no exception, but quite the opposite - a striking example of a city in which systematic environmental mismanagement and insufficient regulations cause a number of environmental and social problems, and hence lead to serious consequences for people's health and lives in the long term. Unfortunately, each of the capital's neighborhoods is affected to a greater or lesser extent, including the more prestigious areas. It is striking that not only state and municipal authorities are to blame, but also some social groups that demonstrate low environmental culture.
The main problems of the city are polluted air and high levels of greenhouse gas emissions, infrequent street cleaning, excessive amounts of dust and particulate matter in the atmosphere, high levels of urban noise, traffic jams, overbuilding, an outdated fleet of private cars and public transport, generation of a large amount of waste and wastewater, a shortage of quiet areas and green spaces as places for sports, games and recreation, and many others. The joinery is from the leading European brand Alumil, from the Smartia S67 series - an aluminum system with a wide interrupted thermal bridge. It meets the highest class of European specifications in terms of heat and sound insulation, air and water tightness, according to tests by the ift Rosenheim institute (Uf = 1.9 W/m²K). This system has also been tested and certified by the EKANAL laboratory, officially authorized according to EU standards.
The innovative aluminum profile in combination with a triple glazing with three types of glass (6 mm high-energy / 4 mm float / 4 mm low-emission Ka glass and argon gas in the middle for even better insulation), together with warm spacers, provides an excellent heat transfer coefficient, effective noise insulation and durability.
The selected glazing is distinguished by exceptional characteristics - high light transmittance, excellent solar factor (0.3556) and the lowest heat transfer rates (1.3 W/(m²K)). These characteristics contribute to maximum energy savings for both heating in winter and air conditioning in summer. At the same time, the glazing is selected according to the orientation of the building with the necessary solar factor to prevent overheating of the premises and also with maximum light transmittance for optimal comfort in the premises in every season.
Facade
High-tech, breathable facade, representing a combination of Baumit thermal insulation system with mineral plaster on an architectural detail of expanded polystyrene EPS 10 cm and a ventilated, suspended aluminum structure, lined with ceramic tiles from the leading Italian manufacturer Laminam, from the Seta collection, with a golden motif. Laminam tiles retain their specifications even when exposed to heat, UV rays and frost. They are also resistant to impacts, stains and scratches. The suspended facade package will include 10 cm of laminated stone-mineral wool insulation, ROCKWOOL brand, with a vapor-diffused and windproof membrane, which has a density of 50 kg/m³, minimal heat loss - λ = 0.035 W/mK. The ventilated facade provides excellent thermal insulation and vapor permeability, keeps moisture outside the building, reduces heat loss in winter and the penetration of hot air in summer, increases waterproofing and sound insulation, and protection against snow, rain, and condensation on the inside of the building walls.
The façade covered with Baumit is self-cleaning and has a low tendency to become dirty. The plaster is mineral and highly vapor-permeable, with the highest degree of protection against dirt retention on the building surface.
Common areas
The finishing of the walls and ceilings in the common areas and apartments is Baumit KlimaWhite plaster.
The final coating of the walls and ceilings in the common areas is Baumit KlimaColor - a vapor-permeable, single-component, silicate paint with good coverage, almost odorless, without emissions, solvents and preservatives. We avoid cement-based plasters widely used in most buildings. Such will not be applied in Boutique Residence - Okinawa, due to the many negative effects on the indoor microclimate of the premises and the health of the residents, such as tight sealing and the inability of the plaster to breathe, emissions of volatile organic compounds, unpleasant odors and irritating fumes that pollute the indoor air. Like eggshells, Baumit Klima products contain lime. Eggshells provide protection, act as a climate chamber and can even be used as food. Too much humidity in the air increases the risk of mold development, and molds and fungi are probably among the most dangerous health risks at home. Lime has a preventive effect because it is alkaline.
Natural sources of humidity in the home are bathing, cooking, drying laundry and breathing. A family of four releases up to 20 litres of water into the air every day. Construction and renovation work can also lead to residual humidity in the interior. Therefore, the moisture must be drained and partially absorbed by the walls, floors and furniture and subsequently released when necessary. The limestone filler and the lime-based binder create a plaster with a basic reaction (pH approximately 12), which makes "Klima" plasters natural disinfectants. Such plasters are a natural protection against harmful microorganisms and prevent the development of mould and mildew. Lime-based plasters are antistatic, so they do not attract dirt particles.
The floor screed over underfloor heating contains special additives that improve heat dissipation and heat transfer.
We use a sulfosynthetic aqueous solution on a polymer basis. It enables the preparation of high-quality REO-plastic floor screeds, not only because of their high mechanical resistance, but also because of their high thermal conductivity, impermeability, hardness and dimensional stability (high elasticity, low shrinkage and deformation). Under the floor screed for underfloor heating, insulation is placed to stop the heat from spreading downwards. The underfloor heating substrate also has a soundproofing function. The screed does not need additional reinforcement.
The flooring in the common areas of the building, lobby, corridors and staircases will be filled with slabs of natural stone - polished granite. The stair railings are openwork, made of aluminum, according to an architectural detail visible in the interior 3D visualizations of the building. Glass doors to the floor landings will be provided, which are smoke-proof and self-closing. For the flooring of the balconies and loggias, we have chosen Italian granite tiles, which are anti-slip. The open terraces will have a double floor and flooring made of Italian ceramic tiles.
SCHINDLER elevators
The elevators are from the leading global brand SCHINDLER, model Schindler 3000. The selected elevator model has increased energy efficiency and defines a new experience, thanks to its built-in digital connectivity for improved people flow management.
Roof
The roof of the building is a flat roof type. The roof construction technology provides for laying a 14 cm layer of XPS, after which a reinforced screed is made for water drainage through funnels. Above it, a vapor drainage with Gemini Vapor material (vapor barrier) is built for better air permeability and removal of residual moisture into the atmosphere. This is followed by the laying of a Köster TPO membrane. As a finish to the roof, gravel made of round stones will be laid for improved thermal insulation and durability.

All apartments in the building are issued to buyers as standard, finished according to BDS, that is, at the so-called “plaster and screed” level. Roof
The roof of the building is a flat roof. The technology of constructing the roof provides for laying a 14 cm layer of XPS, after which a reinforced screed is made for water drainage through funnels. Above it, a vapor drainage with Gemini Vapor material (vapor barrier) is built for better air permeability and removal of residual moisture into the atmosphere. This is followed by the laying of a Köster TPO membrane. As a finish to the roof, gravel made of round stones will be laid for improved thermal insulation and durability.
Degree of completion of the apartments
All apartments in the building are issued to buyers as standard, finished according to BDS, that is, at the so-called ''plaster and screed'' level. All installations in the apartment have been built and laid, including electrical installation, plumbing, pipework for heating and air conditioning of an individual gas boiler, heat pump or multi-split system with freon air conditioners, according to the buyer's preferences. Stands for the outdoor units will be installed in previously designated, discreet places on the balconies, in order to preserve the external aesthetics of the building and its facade. Flexible heating and air conditioning solution
A fully flexible scheme is envisaged for the construction of the relevant heating and air conditioning systems for the apartments, entirely according to the preferences and choices of the new homeowners who have purchased an apartment in the building. Our flexible solution is organized in the following way:
1. Each home will have an underfloor heating system (with cooling capability) installed through piping from the world leader Rehau, which can be powered by an individual air-to-water heat pump or gas boiler of the buyer's choice.
The price of the apartment includes the installation of underfloor heating, but does not include a heat pump and wall-mounted convectors. Each client can purchase and install the heat pump and convectors of their own choice when completing the interior of their apartment.
2. An internal gas installation will be built in each apartment to supply an individual gas boiler, and through it to supply hot water to the underfloor heating. The gas boiler will be able to supply the entire apartment with hot water for domestic needs.
The price of the apartment includes the pipe installation for the underfloor heating, but does not include a gas boiler. Each client can purchase and install a gas boiler of their own choice when completing the interior of their apartment.
3. A built installation for a multi-split freon air conditioning system with one outdoor and several indoor units, where the indoor units in the bedrooms will be for high-wall installation, and in the living rooms they will be for wall-mounted ground installation.
The price of the apartment includes the installation, but does not include the air conditioning equipment (outdoor unit and indoor units-convectors). Each client can purchase and install the air conditioning equipment of their own choice.
Each apartment will also have free outlets for an electric water heater, in case customers prefer this type of source for supplying hot water for domestic needs.
